Rental guarantees
Brazil's Tenancy Law, Articles 37 to 42 sets out the guarantee options: a security deposit, a guarantor, rental insurance, or a fiduciary assignment of investment-fund units. It prohibits requiring more than one guarantee in the same lease.

Signing from abroad
Remote signing may be possible, depending on the contract, the signature method accepted by the parties, and any representation documents needed. Confirm those details before signing. Arrange an independent property visit and verify the identity and authority of the person offering the property.
What the rent doesn't include
Ask for an itemized breakdown of rent, condominium charges, utilities, and any property tax assigned under the lease. Check which expenses belong to the tenant and which belong to the owner before comparing properties.
Before sending money: verify the property, the recipient, and the written terms. Be cautious about pressure to pay for a property you have not verified.
